The Location
Located in Chatham County, this community is designed for people who want to live in a rural area. A Conservation area buffers and protects the two creeks that meet on the property.
The Landscape
The 127-acre development has two creeks running through it. Beavers have built dams along the lower edges of the creeks. This combination of beaver activity and water backfilling has naturally cleared trees from the center of the property. This has also allowed a great diversity of other non-woody wild plants to grow.
Due to the abundance of seed bearing plants, bushes with berries and close proximity of the water, the land is saturated with a wide variety of plant, bird and animal species.
Home Sites
This development is divided into 12 tracts. Most sites have gently rolling topography and trees averaging 25 to 35 years old. All home sites have perk approval for septic systems. Several tracts have been sold as micro-farms.

Protective Covenants
Once a lot has been sold it cannot be further subdivided. Forty-acre natural area buffering the creeks has been set aside in the center of the property. Owners will have non-motorized access and recreational rights to this conservation area.
Owners may choose to place a temporary structure to live on their property for a period of not more than three years, by which time a permanent site-built structure (including off-frame modular) will need to be in place - no permanent trailers or doublewides.
Landowners pay $200 per year for upkeep and use of the Conservation Area and to do additional improvements to the Conservation Area to increase the benefit of this area to residents and wildlife.
Residents sharing the same access road will share equally in the cost of the upkeep of the road.
